E. G. Rud and Sons did some survey work, in early 2021, for the recently sold property at 4372 CPR (Cottage Park Road). They marked the corners of the lot. The northerly side of the lot coincides with the 4376 CPR lot line. As part of the work they checked the boundaries for the Cottage Park Homeowners Easement but did not mark anything.
The southeasterly corner of the Walkway does not coincide with the corner of lot for 4376 CPR. There is an iron a couple of feet away from the corner just as it appears on the survey map. This means that although the Walkway is eight feet wide the actual entrance width is greater than eight feet. This entrance is also used by property owners to the west to gain access to the back of their lots.
Also, the two offset makers for the 4376 CPR northerly property line is roughly inline with the back of their garage.
They did not find any legitimate markers along the lake for either boundary of the Homeowners Easement. So maybe there were never any "permanent" markers. After rereading the property description in the agreements, there is an angle from a marker to the lake but not a distance from the marker to the lake.
The Plat map for "Park A" with the Easement, Preserve, and Walkway could work as a basic alternative to the survey map. It has a few problems but they might be easy to fix.
Problems: Looks like the preserve and easement may be switched, the westerly boundary should include the 10 foot strip along Lion's Park, the easterly boundary does not look anything like the survey map, and the angle of the boundary between preserve and easement needs to be updated. The official property Certificate Of Title has text describing the outer boundary. It's a little different from the agreements so there may be another survey map around.
